Buying new construction in London

Does it cost anything to use a buyer representative on a new construction home?

No. On new construction the builder pays the buyer representative's commission, so having someone on your side doesn't raise your purchase price.

The catch is timing: you have to name your representative on your first site visit or registration. Once you've registered on your own, it's usually too late to add anyone — and at that point the only agent in the room works for the builder.

No. We're an independent marketing and buyer-representation service. We don't represent the builders of the communities listed here, and we're not the developer, vendor or on-site sales agent for any of them.

Practically, that means our job is to get you the real numbers and flag anything in the paperwork worth questioning — not to close you on a unit.

What's the difference between a freehold and a condominium townhome?

With a freehold townhome you own the home and the land it sits on, and there's no monthly fee. With a condominium townhome you own your unit and pay a monthly common element fee toward shared costs — typically things like private roadways, visitor parking, snow clearing and landscaping.

The fee is a real monthly cost on top of your mortgage and property taxes, so it belongs in your budget from the start. Element Towns are condominium townhomes; the builder hasn't released the fee amount yet. Always get the figure in writing and read the condominium declaration before you commit.

Is it cheaper to buy new construction or resale in London?

It depends on what you're comparing. New construction usually costs more per square foot than comparable resale, but you get a Tarion warranty, current building code, no immediate repair backlog, and the ability to choose finishes on pre-construction.

New builds also carry costs resale doesn't: development charges (sometimes capped or waived as an incentive), HST treatment that differs from resale, and closing costs that can land later than you'd expect. Ask for the full cost picture before comparing sticker prices — that's the comparison that actually decides affordability.
